A country estate of extraordinary scale, privacy and lifestyle, where the Southern Highlands unfolds at your doorstep. Set across approx. 140 acres of undulating basalt country, Cobbadah is an exceptional rural holding combining the freedom of country living, the comfort of a substantial family residence and the infrastructure for a self-sufficient lifestyle.

Mornings begin with sweeping rural views, days unfold across rolling pastures and established gardens, and evenings are spent beside a crackling fire, entertaining family & friends or enjoying the peace and privacy of your own country retreat. North-East facing and positioned to capture 360-degree countryside views, the residence offers generous proportions, timeless character and remarkable versatility.

Tuscan-inspired in design, the double-brick home features polished Jarrah and Victorian Ash flooring, cedar ceilings and a grand Jarrah staircase. Low-set windows draw the landscape into the living spaces, while the wraparound sandstone verandah and balcony provide beautiful vantage points to enjoy the changing seasons.

Multiple living and dining areas cater to relaxed family life and entertaining. Five bedrooms, including a separate West Wing, provide flexibility for extended family, guests or independent accommodation, complemented by an additional kitchenette and granite bathroom facilities.

The dedicated billiard room features a wet bar and wood fire, while formal and casual dining spaces accommodate larger gatherings. Beneath the home, an expansive 800-bottle wine cellar includes cool room facilities and a walk-in freezer. Five slow-combustion fireplaces, central and ducted heating, and dedicated West Wing heating ensure comfort throughout the cooler Highland seasons.

A standout lifestyle feature is the heated indoor swimming pool and spa, providing year-round enjoyment. Enclosed beneath a soaring glass ceiling and adjoining courtyard, the pool house creates a beautiful setting for leisurely afternoons, family gatherings and entertaining. The sandstone verandah and balcony offer further places to unwind and enjoy the countryside.

The land is a defining feature of Cobbadah, comprising approx. 140 acres (57 ha) of improved grazing country with undulating red to black basalt soils and a northerly aspect. Around 95 per cent is arable, with established cocksfoot, ryegrass and clover pastures divided into paddocks and supported by good fencing.

Ideal for cattle breeding, hobby farming, equestrian pursuits or simply enjoying the freedom of expansive countryside, the property offers an exceptional rural lifestyle. Established shelter trees and boundary plantings, including eucalyptus and a protea grove, enhance the natural beauty, while approx. 230 olive trees, stone fruit, citrus and nut trees, raised vegetable gardens and an orchard offer the pleasures of home-grown produce.

Cobbadah also boasts impressive rural infrastructure. The enormous six-bay barn, approx. 50m x 12m, incorporates a workshop, welding bay, strong room, staff amenities, kitchenette and bathroom, with potential for equestrian pursuits or additional accommodation, subject to approvals. A substantial machinery and hay shed, cattle yards with crush and loading facilities, dog yards and extensive paved parking further support the property's agricultural and practical capabilities.

Water is a significant asset, with a 7-megalitre spring-fed dam, a fully equipped bore pumping approx. 3,500 litres per hour, a 35,000L settling tank, and water supplied to paddocks and gardens, complemented by additional dams and troughs. Two 125,000L inground concrete rainwater tanks provide house water.

Despite its peaceful rural setting, Cobbadah enjoys convenient access to the Southern Highlands' townships and amenities. Moss Vale is approx. 17 kms away, with Bowral and Mittagong also within easy reach for shopping, schools, dining and everyday needs. The Hume Highway is approx. five kms away, providing access towards Sydney, Canberra and Melbourne, while the South Coast offers coastal escapes. A school bus at the gate adds further convenience for families.

Cobbadah is more than a country property. It is an invitation to embrace a lifestyle defined by space, privacy, entertaining, outdoor pursuits and the simple pleasures of the countryside, all within the sought-after Southern Highlands.
